A tenant moved out after $3,000 worth of damages. T had a service animal for T's teenage child which lease clearly indicates no pet allowed. When I asked the tenant if there was a pet T said no. T did not admit it until it was brought up in court when asked how did doors, baseboards and carpet end up damaged. T never asked permission and never showed me legal papers. Service animal ruined brand new rugs and scratched new baseboards and doors. When T left the apartment it was damaged, filthy dirty, and with a foul order. The building is a two unit duplex. How can I avoid this problem in the future?

Inspect your units occasionally. Put in lease every X months that you are allowed to inspect the property. Put in that a professional carpet cleaner is allowed to test for urine in the carpet and if any is found tenant must pay cleaning/repair cost right away.

Even with NO pets, you cannot keep someone from having an service/emo animal. You can charge them for any damages, but you cannot get a pet deposit or additional rent if they have one.
