I was not opposed to allowing a cat either. After all my cats have been great company and have caused me no damage. Unless of course they get sick and then all bets are off.

My last tenant's cat also taught me a lesson. This cat used a cupboard for a litter box. We are still trying to remove the smell-bacteria from the wood floors.

If your going to allow pets I would charge a fee not a deposit and incorporate it into the rent. They will damage your property no matter what.
