If your tennant knows the ropes, and particularly now with covid,.....your getting possession back may be many months away.

My tenant is a dipshit. Our court date is Oct 1. Dude has only paid $175 for Aug and Sept rent. He reached out to me yesterday and asked what would happen if he got the money together prior to October 1. I told him that's fine - trying to be nice here - but his rent that is due October 1 better be paid by no later than October 5, or else I will go file another eviction on October 6. My T is a little "slower". He hasn't looked into any kind of rental hardship plans.

you do realize that when you accepted some money from him, after you had started an eviction action, you effectively canceled your eviction action
