Forgot about locks. Will have them changed.

Is there a way to have the leaving tenant sign a waiver saying he forfeits any claim to the SD, so that we don't have to do the SD shuffle? Obviously he would have to be willing to do that. Remaining tenant says they put up all of deposit themselves, but we did not distinguish that in the lease.

Also, is it legal to complete the move-out inspection a day or two before the lease ends? What are the potential issues there, other than any damage occurring during those last couple days?
