OK BOYS AND GIRLS,....WHAT WOULD YOU DO: ----

FAIR TO GOOD TENANT, BROKEN TOILET FLANGE AT BOLT, LEAKING INTO APARTMENT BELOW ON FLUSHING.

HANDYMAN REPAIRS....$200. TO HANDYMAN, PLUS i SEND $100 TO OWNER / OCCUPANT BELOW AS A ''SORRY FOR THE INCONVENIENCE GIFT" IN HOPES THAT THEY WILL BE ALL GOOD WITH THAT,...AND NOT ''REBUILD'' THEIR BATHROOM.

WOULD YOU WALK AWAY AND GET ON WITH LIFE,....OR
BILL THE TENANT FOR NOT SITTINNN RIGHT ??????

Dave, unless you had a camera in their bathroom pointing towards the toilet for the last several months, so you can PROVE the tenant was "not sitting right", then,in your words, you should just "WALK AWAY AND GET ON WITH LIFE". LOL LOL LOL. THE PROBLEM IS FIXED-----CASE CLOSED! G

Stuff breaks, fix it. I dont see how you could prove tenant fault.

Is there any damage downstairs? That is what insurance is for.
If there is damage then why would that owner not want to fix it?

Get past it and figure it is typical maintenance. I wouldn't charge tenant.

FYI:

The broken toilet flange is the LL responsibility.

the Housing inspector will shake the toilet to see if it is secured according to the code. if it isnt then you will be sited.
