I would move the items to a storage locker and pay the $1 for first month.
Let tenant know that they can pick up the items after they pay for moving fees+ security guard fees.
After the first month, send warning letter to tenant that you will sell items that will cover your moving & storage expenses.
2nd month you should pay for the storage fees and sell items to cover your moving & storage expenses.

If you are like me and do not know how to sell items then maybe research the issue further.

I forgot to mention that you should follow your states guidelines when it comes to abandoned property.

I am certain that the LL has the right to remove the items but the LL is responsible to take care of it. ( not place it on the curb - until abandoned property laws allow it.)

Evicted tenants are obligated to pay for storage fees incurred by LL
