We require our tenants to carry renters ins that list the landlord as an addit'l interest. This takes some effort to monitor and deal with pressuring tenants to maintain these policies. About 5% of the tenants have trouble complying and are a pain in the rear . Very often if there is damage the Security deposits are not enough. This is despite the fact that I will not ever allow SD to be used for rent and when tenant indicates they are moving I immediately give move out instructions and make really clear I DO NOT WANT YOUR DEPOSIT!
A few questions:
What do you do to help force compliance with renters ins? give lease violation letter and if still noncompliant levy a fee or terminate lease?
What do you want to see on the declarations page? I want to see their name, the limits of liablily, that landlord is listed as additional interest. I am also learning that unrelated tenants each need their own policy. And now learned that a pet rider is required.

I am not interested in submitting to our own insurance unless it is weather related or damage caused by act of god. We really do not want to submit vandalism claims.

What types of losses have you submitted to tenant renters policy and were you compensated for the loss or denied?
Here's mine-
1. tenants policy paid claim-washing machine malfunctioned and overflowed caused $23,000 water damage to our unit.

2.fire department busted down door-. tenants policy reimbursed

3. tenants dog peed all over the house ruining carpet/ LVT and subfloor that was brandnew when they moved in 2 years prior... denied claim- no pet rider
