My tenants, who could not be nicer, have an autistic 2-year old. He runs and jumps. The neighbor below their apt complains about the noise. My tenants do their best to keep him quiet.

The neighbor has complained to the HOA who only say to call me, which hasn't yet happened but it will. My tenant told me of this as the neighbor leaves complaining notes on her door.

What should I do?

I will try to answer your question, but could you please answer these questions for me first? --------- How many units are in this building? How long have your tenants, and the people below them, lived there? Do you know of any other tenants that have said something about the noise? When and how often does the noise happen. How long of a lease do you have with your Ts, and what does it say about noise or "peaceful enjoyment" of one's home? Does your place have hard wood or carpet on the floors. If you do not live in the same building, how do you know your Ts "do their best to keep him quiet" ?
