First, NEVER express your feelings in any notices to tenants (see you in Hxll). You can say :

To : xxxxxxxxxx(tenants name)
Re : Non-renewal of lease

I/we have decided to not renew your month to month lease with us, for the following reasons :

now list your reasons in order---1 ,2 ,3, 4, 5, etc. Never curse or be derogatory in any way------simply list facts. (remember, treat your letter as it may end up in front of a judge someday)

Please consider this letter as your minimum 30 day notice to vacate xxxxx( list tenants address) by xxxxx (list exact date). You will need to leave your place "broom clean", take ALL your personal possessions with you, and properly dispose of all garbage. You will need to call me at xxxxxxxx on your last day of possession, so we can set a time for you to return your keys to me, along with a written letter of your forwarding address, so I can send you your security deposit statement.

Sincerely, xxxxxxxx (your name, address, and phone #

Then, mail your letter by both regular and certified mail to your tenant, at least 40 days before the date you set for the tenant to be out. (you can be a week to a month early on giving your T notice, but you NEVER want to cut the 30 days so close that a judge could throw the notice out for not giving the T the MINIMUM of 30 days )

Garry,

I'm kidding. I would NEVER curse at a T via text or letter, because that will DEFINITELY end up in front of the Judge and I want to maintain my professionalism and good relationship with the Judges.

Now considering dates, I plan on mailing out this letter tomorrow (April 20, 2021). Do I need to give them a specific date to be out by? I'm just trying to figure out how to word everything so that I'm covered.

I want to mail it out 4/20 (regular and certified), state that they are given their 30 days notice.

Of course --- I'm still hoping to receive rent for May, which if I do, they have the property until May 31.

    State that you are giving them a MINIMUM 30 day notice, and for them to be out by June 1, 2021 at noon. You can also state that May's rent of xxxx will still be due on May 1, 2021, and that you will start eviction procedures according to your state LL/T laws, beginning May 5, 2021, if May's rent is not paid. Do not accept a partial payment for rent.
