Not sure what state you are in.

You might be able to use a Notice to Quit to specify that if they dont stop x behavior they will be evicted. usually you specify that they owe $$ but I think could use to for the lease and/or borough code violation.

If you dont see the tenants as good long term prospects I would heavily consider letting them all go and find some good new tenants.

I also would not rent multiple units to extended families.


Anything important like this always use official communications methods - mailed signed for letters.

I'm located in Pennsylvania.

First floor tenants ALWAYS pay on time and have been there for approximately 4 years.

Second floor tenant ALWAYS pay on time, does minor favors for me, etc. If he was my tenant for the rest of my life, I would be happy.

Third floor tenants ALWAYS pay on time. I was certainty hesitant about renting to a relative of the first floor. However, that tenant was ALWAYS there because the first floor tenant requires assistance due to her being physically disabled.

One problem that I anticipate is that if I evict the third floor tenant, she's just going to move in with her mom as her "caretaker"---and I'm not sure how the laws, rules and regulations work with that.

The biggest problem is the weed/smoke. Ever since I've had COVID, I can't smell shit---but I know two others who have smelled it. I'm just not entirely sure how to "prove" this to a DJ exactly. This is my first time dealing with this type of situation.

Any suggestions or examples that someone could provide me to send to the THIRD FLOOR tenant stating that they have X-amount of days to rid the apartment of the smell or face eviction..?
