1. Happy clause,....let them out of lease and move. This may shut them up 2. Cite chapter and verse of what the lease says. There are two page stationary store or Nolo leases and then there are good , long form ones. 3. Cite your move in conditions lease attachment. 4. Tenant is testing you . Control issues here.

Also. I will allow tenants to repaint. They must use my painter and my brand and category. Of paint They can select any color they want They pay my painter for time and materials, including paint without any surcharge from me. They pay me in advance my painters estimate to return the walls to white, which is the color I use. This usually adjusts their attitude and expectations. And design sense. With white paint nail holes are patched with drywall mud and a wet sponge Color walls will rarely match touch ups even with saved touch up paint.
If yours is a B,c or d property, that bears on expectations and responsiveness as well
