Thank you for the most honest and valuable advice. You are right. NY is completely divorced from reality. And so right, "In 2019, NY passed the most restrictive pro tenant, anti LL laws in its history,...and in that of the entire US,...and probably in the entire world".

I don't know why on the LPA website, regarding the lease that I paid $100 to join recently again and get all the notices, are the same from years and years ago when I first started here about in 2016. They do not reflect the new laws from 2019 so are useless to me. It took for you to give me a clue. Thank you so much. Any ideas where I can get a good up to date Lease to help me here in NY?

1. Join a local LL association
2. Consult with a local LL T attorney WHO SPECIALIZES IN EVICTIONS AND RESIDENTIAL LEASES ........NOT A GENERAL OR RE TRANSACTIONAL ATTORNEY.
3 Be prepared to spend some money for the education.

Those 2019 laws are continually being challenged and modified but as always are subject to interpretation by and application by the judge you're in front of.

The 2019 laws are intentionally very very convoluted vague and ambigious and were pushed through by politicians pandering to tenant lobby pressure and tenant mass votes, with little or no regard to or knowledge of business in general or the realities of the real estate business.

Be cautious of Internet opinions, summary or interpretations by all the keyboard experts out there.
