12 years is a very long term tenant
Technically the lighting is attached to the real property and if tenant can remove and restore to original conditions less normal wear and tear, they can ( in my book) take it with them,...even though they attached it to your property and by well set precedent,...it is now yours.
To be a nice guy,....Pay the asked seventy.

An 1800 dollar used stove sounds rediculious..

Let her take it with her.

Your proposed response is over kill

Have you recently inspected the premises ?

12 years is a lot of normal wear and tear and you're probably looking at a full gut and update8lpu

In my own experience, ensuring that all communications are properly documented has been a cornerstone of managing tenant relations smoothly. This approach not only helps in maintaining clarity but also in safeguarding against potential misunderstandings or disputes. That's where I found an invaluable tool that has significantly streamlined this process for me - https://pdfguru.com/ .Its user-friendly interface allowed me to effortlessly convert text messages and emails into PDFs, ensuring that I have a well-organized and easily retrievable record of all tenant interactions. This proved invaluable, especially during move-out processes, where maintaining an accurate account of communications can be crucial.
