The best value for the buck is the LPA Rental Agreement. IMO. It is much shorter than the detailed LPA Lease but contains the important stuff I want for protection.
I used to use it all the time, but I graduated to the full LPA Lease form thanks to the advice of my attorney. He said why would I want an agreement that covers less? I didn't have an answer. So we're updating our leases with our tenants as the renewals (18) come around

Residential Lease Agreement is necessary in two cases: a person (an owner of some real property) is willing to lease it, or the opposite a person wants to rent out the real estate from its owner. There is also a high chance that signing up the Agreement is initiated and approved of by both parties.
