Many thanks for the replying. I agree that I should stay fair. The best option ( if possible) is the roommate pay the rent on time and moving forward smoothly till the end of the lease.
Is it ok that I terminate the lease when 1 year end and sign a new lease with the daughter ( good tenant ) only? The original lease is 1 year lease then it turns to month by month automatically.
I am wondering what do you suggest for new lease if for less hassle in handling roommate issue? Shall I sign lease with the daughter only and allow her to sublease? In this case, if the daughter doesn't pay the rent, can I evict all one include subleased tenants? Of I should sign one lease with all tenants ( roommates ), and explicitly document how much each one pay so that I can evict individual tenant if one roommate doesn't pay?
