similar experience with special assessments.
insurance has gone way up with fewer companies. aging stuff wears out I used to have special assessment provisions in my residential leases,...as are typical in retail/commercial/industrial but many lawyers say it wount hold up and judges throw that out and most tenants refuse to pay lump sum pass throughs or even monthly amounts. owners dont want to fund reserve funds as even if they can afford to build reserves, typically community reserves unfortunately are often invaded and moved to other budget areas unless specifically designated and controlled,...which is usually not the case. more importatnly reserves dnt usually get taken into the value of the individual unit on sale (which they really should).
