The current tenants have lived there 6 and 1/2 years. They advised me they were moving out Jan 31. I did a walk through 4 days ago and noticed considerable water damage that involved the master bath and kitchen which share a wall. There is a crack in the bathtub which leaked over time and destroyed 2 cabinets and 2 walls. A leak under the kitchen sink destroyed that cabinet as well. There are other issues, like the chain for the garge door is missing, the smoke detector and carbon monoxide detector have been ripped down. (They were hard wired)
I expected to have to paint and replace carpets, but didn't expect to have to replace a bathtub and walls and cabinets.
Is it fair to keep money from their security deposit to cover the cost of cabinets, walls, garage door chain, electrician to re install smoke detector and carbon monoxide detector?

Also, the carbon monoxide and smoke detector are required to be hard wired by law.

After they move out, you can charge them for the missing chain, and for the smoke and CO2 detectors, but nothing else, unless you can somehow prove they had knowledge of the leaks and the damaged they caused, and then the tenants never told you about them.
