How about paragraph 13 from the LPA lease?
Tenant agrees to be responsible for the extermination of any insect or wildlife pest infestation during or as a result of the tenant's occupancy.
Tenant shall be responsible to immediately remedy any such infestations as soon as any pest problem is observed.

That paragraph sounds like what you need. But to be sure it's legal to be able to add it to your original lease, you should send it by regular and certified mail, AND ALSO, say in your letter that it does not take effect for 30 days.
