Landlord in Georgia. Have good 5 year tenants but still $3000 under market. What are your yearly increase % for tenants like this?

good luck their gonna move out with anything close to an increase to market rent how in the world did you allow a tenant over 5 years to fall that far below MV ?but good luck if the market is as you say --- try 1000 now, 1000 in 6 or 9 months, etc ..............

I do a 5% increase annually, that far below market I would do 10% at least, how long has it been since you raised the rent?
