What is the previous tenant want to rent back? Do I obligated to tell him my plan? If I tell him the plan, I am sure he wants to rent back. Then it comes to the argument of maximum rent increase topic. That tenant is very familiar with the rental laws and regulations.

If I tell him that I want to take it back for my own usage, then if I rent it out later, does it violate regulation?

Much of what you said, is EXACTLY WHY you should NOT re-rent your place to your current tenant once he is 100% out. He knows too much about the place. You are under NO obligation to tell the tenant anything. You simply give him your 60 day notice to move, so you can go in and do some remodeling. DON'T tell him what you will be doing, or how long it may take. When you're ready to put it back on the market again, put your rent at what you view as the CURRENT market rent on that date. IF he happens to see your ad in the future, and he responds, treat him as a NEW applicant, and have him fill out a NEW application, just as you will be doing with all the other people that may apply to your ad. Run his app if he applies, just as you would any other prospective tenant's app. If he doesn't qualify according to your updated qualifications, then turn him down(nicely).

Hi, Gary, Another question, say if I issue the 60 days notice of terminating rental, in case tenants do not move out, what can I do? What the legal process to make him our. What documents or things I need to take special attention? I plan send letter with certified mail, text message and email. Delivery to the house in person is also possible. Thank you Adale
