Hello, we have a tenant we would like to keep and offer them a new lower monthly rent in trade for signing a longer lease. We are advertising other units we have (same size and amenities) at a current lower rate than what they leased with us at. They have already paid a few months rent at the higher rate. My question is, do you factor in the higher rent paid already or just start the new lease at the new lower rate?
