The Important Elements of...
The LPA Rental Application!

  • Deposit Not Refundable, unless applicant is rejected. Deposit receipt and rental offer form is included in this rental application. (Applicants may not get their deposit back if they decide to change their mind.)

  • Includes Non-refundable screening fee agreement. The prospective tenant pays a screening fee when the rental application is submitted to you. This fee covers you for the cost of checking references and running credit reports!

    Increase Rent and Renew the Lease

    Notice to Renew Lease or Vacate
    Lease Expiration Notice can be used as a renewal notice form or Notice to VacateNotice to Renew Lease or Vacate
    is a combination form which can be used as a lease renewal form or a tenant's notice to vacate. The form provides for a rent increase, as well as the preservation and extention of all the terms and conditions in the lease. The landlord should send this form to the tenant at least one or two months before lease expiration to give the tenant an opportunity to consider any rent increase and to respond with enough notice time to vacate or renew tenancy according to lease requirements.

    Dear Mr. Reno:
    I have lived in the same house for 30 years. I moved in with my grandparents when I was 12. My grandfather passed away 18 years ago. My grandmother decided to divide the land in half for me and my mother. 7 years ago my mothers new husband convinced my grandmother to switch the land and give them my half so they could borrow more money.They promised her "my" house would still be mine. They also promised me it was still mine and I would never have to pay rent. Grandma passed away in June. On Dec. 10th they told me if I wanted to stay in "my" house I would have to pay rent or get out which I refused. On Jan. 17 they gave me a 3 day vacate notice. I have paid all utilities for 18 years and half the property taxes for 7, plus over $20,000.00 in improvements to "my" house, kept up the mowing of their 7.5 acres and maintained the driveway all at my expense. Any recourse? G. in Texas

    A: Yes. It's called a "constructive trust." That's when you own property but its not in your name. You need a Texas real estate lawyer ASAP.
