THE NOTICE OF LEASE NON-RENEWAL

is a type of lease termination notice for a soon expiring lease you want to end with your current tenants. Most tenants expect to re-new the lease or stay on a "month to month" after the original lease expires, but this form tells them in a friendly yet business-like way to leave while not being harsh or too intimidating.

Often we become "stuck" with tenants who may have started out alright, but start to go down hill after a while. We usually feel trapped into keeping them because it is just easier to put up with their annoyances than to replace them with a better tenant.

The time (30 -60 days) prior to lease expiration is the perfect opportunity to ask them to leave in a way that they feel they are not being ousted. The tenants know your obligation to them was for the term of the lease. You should not feel obligated to extend a lease and hold on to tenants who are not living up to their responsibilities or who are making your life more difficult than it has to be.

This notice also warns the tenants that if they don't comply, their credit is at risk. Hopefully, you have tenants who value their credit. Just as with a Termination of Tenancy or Renewal, this form should be legally served to the tenant, mailed certified and regular mail.
