I use the LPA lease - I live in Texas. I've been having my tenants sign the whole lease when it's time to renew but this seems like overkill. I found the Lease Renewal Option in the forms section. Do you think it's ok to use that? I bolded the part that says same notice periods, terms and conditions will continue.

I use a brand new lease, every time. All 12 pages. They do not have to put their SSN on my 'release of information' page, but otherwise they sign and initial just like the first time. I sometimes change a few items along the way, so then I know all of my tenants have aproximately the same lease. I drop off the new lease and pick it up a few days/week later.

Leases should be just to document 'common sense' items. If you have a lease that is trying to 'pull a fast one' on a tenant, or you attempt to do it, you will soon be out of business anyway.

With good tenants, you really do not even need a lease, so it's just a formality. Bad tenants should not be renewed, or should be month to month.

I use The LPA Lease too on all my rentals.
I agree with you. A whole new lease signing can be overkill, but sometimes I think it is a good idea.
Unless I have important changes to make in the lease, we normally use The LPA's Renewal Option form or the Notice to renew or vacate form. Always accompanied by a blank copy of Tenant's Notice intention to Vacate.

The renewal option makes it easy to increase the rent at the same time as the renewal. Both forms reaffirm that the terms of the lease remain as agreed.

Another form I like to use is the recent LPA form, the Lease Obligation Reminder Notice. I love this one because it can be sent at any time to the tenants who you think might not be following certain items in the lease. A little kick in the A never hurts.

Ann I use the TAA (Texas Apartment Assosiation) lease and reuse it when its time for renewal. You should look into it. It covers any and all laws in Texas.

To the anonymous above who uses the TAA lease:

****** RED ALERT *********

The TAA lease contains a "poison pill" to prevent unauthorized use. This poison pill can potentially destroy your rights as a landlord. I strongly urge you not to use the lease as it is written for renewals.
