You rented a garage to someone to live in, or was the renter supposed to only use it for storage? Can't answer your question without more information.

Rented the garage as a studio where he was going to do his welding art work.Had no place to live so he started living in the storage room. garage does have a bathroom. I knew he was living there but he said that in a couple of months he was going to rent a home nearby. a year has passed and he still is living in storage room. Thank you for responding.

    Do you have your agreement in writing with this person stating what he is renting your garage for?

    No, you do not need to install hot water in your garage for him. What you should do is re-state the purpose for which he rented your garage and tell him he cannot live there.

    This is a tricky one, as it isn't a storage rental, nor was rented as living quarters. May be considered a business that you rented to, probably not legal if your garage is not zoned for it. When he moved into it a year ago, you knew it then but did not do anything about it. That will go against you as though you rented this space as living space which requires all the necessities of making it habitable, ie., hot water. Did you raise his rent to allow him to move in? Again, this situation is going to require plenty of answers. Expect this in court if you take it there to get him out. I strongly feel you will need a lawyer on this to get him out of your garage.
