I have S8 rentals and I'm surprised that your S8 administrator is asking you to clean the unit. You should double-check the documents to verify that that items isn't under the tenant's repair section. Here, the tenant is required to keep the unit in clean and sanitary condition and S8 enforces that during their annual inspection, requiring that tenant clean in many cases. On the other hand, they have me do dipstick stuff like tighten doorknobs or replace broken locks - can't understand how regular use by tenant can break something in 1 year that my family has managed not to break in 15!

You have to understand that these welfare moms don't have any respect for your property and typically move rather than do any annual cleaning. For the most part, they came from S8 parents and the standard of living is way below par. The best thing you could have done was to visit them in their last rental before you rented to them, to see what condition your property was soon going to look like. Bet you wouldn't have rented to these folks if you'd seen where they were living.

I'm very particular about the S8 tenants I accept, and I've narrowed down the field to exclude baby mills and the able-bodied but unemployed. The best S8 tenant is an older single person on disability -- they understand the value of a decent property and don't want to move, so they adhere closely to the rules.

Good luck.

I agree with OK-LL about the best Sec 8 tenant being an older single person on disability!

i am absolutely appalled by what ive seen on this website.Contrary to your belief not all section 8 tenants are bad.i myself am a section 8 tenant and i keep my home in almost perfect condition.i scrub my tile floors, vacuum everyday, shampoo once a month, and my rent is always on time.and its not just welfare moms that recieve section 8.section 8 was created for those who need help getting on there feet.i myself dont plan on living on section 8 for life.i plan on owning my own home someday but i am seriously disgusted by the way you are talking about people.yes there are alot of section 8 tenants who are complete garbage but to combine all of us into the same catagory is ridiculous.and although i try to be a perfect tenant i have a slumlord who doesnt do anything yet i still pay my rent on time every month..he didnt put the storm windows in properly, sink drain was to small for the hole it went in,my toilet was so disgusting when i moved in i had to use at least 7 gallons of bleach to get only most of it off,the carpets are frayed at the doorways from the previous tenants dog chewing the carpets, and theres more where that comes from.yet i try not to complain.i work hard for everything i get and i need a little help so that classifies me as a welfare mom??and my parents did not have section 8 they worked hard everyday of there lives to support me and my siblings without any help.so before u judge people by there financial status how bout u ask'how did i get where i am today?cuz im pretty sure u had some help along the way.
