Just found this forum, and am interested in this topic as I just researched using Smart Move vis their online demo.

My concern with the online demo is that they show a consolidated/ abbreviated credit report. I don't think the report in the demo includes enough information.

I can also access SmartMove for $12, and it lists an option for "full credit report" at no additional cost. When I contacted them, they said the "full credit report" is exactly what is shown on the online demo, that if I don't select this option i get nothing.

Is that your experience also?

What I got was a full credit report on my tenant and a credit score. It was a full complete report, exactly like the one I get for myself free twice a year. It showed every debt, student loan and credit card this person has. It was worth the $12.

    Thanks. Appreciate the info. Better info than I got emailing them and asking them - they sent a canned non answer response. They owe you one, because before I saw this post, based on their video demo and non answer, I had decided not to use them but you changed my mind.

      I wasn't sold on them either in the beginning when I was looking into credit screening, but the ease of use and name recognition have a lot to do with it. Again, I don't think their background check is of any value, you still need to google the person's name, email address, check Facebook, check county judicial records databases (usually online in larger counties like DeKalb). I like that the tenant pays for it, they don't give me any money and it isn't a lot of money. I don't know what apartment complexes are doing with the $50 app fee they all seem to charge, because most of them are not pulling complete criminal background reports on tenants, they'd never accept anyone if they did.

    Well I tried SmartMove. I don't think I would use it again.

    Their credit report does not return any previous addresses, which is the portion of the standard credit report that has been most useful to me in the past - tenants will conveniently leave off previous addresses on their app, and without getting this info on the credit report there is no way to verify.

      The result I received for my tenant included past addresses, so I can't say why you didn't get any on your report. Maybe it has to do with the amount of time that has past since the person has lived at the past address? Mine showed the last 2 addresses the person lived at, which was further verified by the information provided on the completed application.

      I'm not saying the service is the best, but for the price ($12) it gave me a credit report and score.

    Kudos for mastering how to cut and paste text!

    I don't use smart move for leasing and deposit recommendations - I don't even know what that is or why I would need a recommendation from a credit reporting agency on my lease or deposits.

    The national criminal background check was not something I scrutinized, my tenant was from the area, as have been all my tenants, I don't even know that I would deny tenancy to them if their name were on a no-fly list, I don't care if they can't fly in an airplane.

    I really only care if the person is on the sex offender list in GA, if they are registered in other states there is little I can do about it, once the spend 72hrs in GA they have to register with the Sheriff. Not every sex offender has the same residence restrictions, depends on the offense and if it was before 1996 in GA. Every state is different.

    I don't know why you have posted a range if $25-$30 because my tenant only paid $12.

      I used mysmartmove too, but it cost applicants $25 each. Where did you get the $12 deal?

I can tell you, the report is missing vital information for the Georgia market. The report DOES NOT include social security number or date of birth. This is critical during an eviction because Georgia will not serve a writ without it. In other words, DON'T use this service if you live in Georgia, it's useless.
