From what I know the tenants did not surrender the keys. However I know from my neighbors that the tenants have already moved out with all their stuff and left doors unlocked.
I just want to cut my losses and move on but seems like at this point I am at the county/sheriff/courts mercy to come out and officially evict and put a lock box on the door for me to take possession legally.
I am losing money the days the house sits vacant, I dont have my property in my possession, its been 25 days since the judgement was issues in out favor to evict.
Am i at the mercy of these useless people to come out and do their job when they feel like it? or can I call someone at the court system and try to expedite this process?
This is in Georgia, Cobb county.

I also live in Georgia. They have abandoned the property.
You can secure the property now by changing the locks. If there are any items in the property you may box them up and send a letter to the last known address. It is reasonable to secure your property at this time.
You probabnly do not need the sheriff because the tentants are out, I have never had to wait for a "lockbox". Call the court and sheriff's offices yourself and ask them what they want you to do now to cover all bases.
Quit waiting on your property manager - as a matter of fact fire them....that is why they are lagging to keep your business as long as possible.
