What is the problem.

Take option 2

Inform the landlord that you will not be staying. Do it in writing.

The roommates that want to stay can sign a new lease...figure out how to get a new roommate or not as they choose. You are not on the hook here. Take option 2. But, be sure you do it in writing with the proper amount of notice to the landlord. Then...move when the time comes. M

They said that we need to ALL mutually agree on a decision and sign a single 30 day notice since we are all on a single lease together. I tried doing what you suggested and submitted a notice on my own but they said it was invalid since it wasnt signed by all of us.

      The lease just mentions what the landlord told us: the 30 day notice requirement, which if not received would result in the lease being converted to a month to month.

      However, all our names are on a single lease rather than each of us having individual leases. So it does make sense to me that the landlord isn't accepting any written communication that is not signed by ALL parties on the lease. But perhaps I am wrong because I have never studied law and have not rented many apartments in my lifetime. I am really hoping my landlord is wrong about needing signatures from ALL of us on any written communication in order to be considered valid. Please tell me she is wrong!!

    "They"? Who is "they"? The landlord cannot hold you past the final day of the lease. this is not a permanent endenturment...geez

    Roommates cannot hold you hostage.

    The lease says the final day of the lease. Give your notice to the LANDLORD...the roommates do not get to tell you that you must live with the forever. Geez

    Take option 2

    Give your written notice to the landlord...send a copy to the roommates if you want...but you are not required to get their approval. Geez

      Sorry. "They" would be the the landlord who works for Re/MAX and manages the property that my roommates and I are renting. She said that I do in fact have to get my roommates' approval because we are on the same lease together. Is this not accurate? We have to come to a mutual agreement on a decision and sign a notice together, otherwise, anything else sent to them would be invalid and would be the same as not sending them anything at all, and would result in the lease being converted into a month to month.

      If I send them an individual notice (signed by me only) via Certified Mail, do you think that would be sufficient to protect myself if the landlord decides to sue me when I leave at the end of my lease?

    Did you sign a lease agreeing to live with these roommates for as long as they demand it?

    Doesn't your lease have a end date?

You may want to point out to your room mates that the lease will not allow them to sublease and that the two of them will be straddled with the whole rent after you move out.
