I didn't see an answer whether the problem is your obligation to fix or the gas company's obligation to fix.

The problem will be my obligation to fix. I need to hire & pay for a licensed plumber or contractor to run the entire line and get permits to do it. Then an inspector will come to check for leaks inside the home and I would be required to bring up to code any issues that are no longer gas compliant before the gas company can turn the gas back on. After talking at length with the engineer today, it sounds like fixing the leak will be relatively easy and not horribly expensive, which is a relief. The part that I'm nervous about is that the house was built in 1967 so I figure codes have changed a bit since then. I just hope that it doesn't require more than a few days for my tenants to be without gas. Depending on what they run into, it could take a while and we are heading into the winter months...

    I would offer them a pro-rated amount of the rent to give them toward living expenses if they wish while the house is without gas. The other choice is they could stay in the house as is and make do.
    Because their other choice is to vacate the uninhabitable house for the time period of no gas they pick one of the first 2 choices. Keep it simple.

      The house is not habitable by law without gas. They cannot stay in the house. It is not an option.
