You don't have to monitor guests - Landlord Forum thread 334334

You don't have to monitor guests by CCRider (CA) on May 1, 2015 @01:20

I think it's still best to say only one occupant. Gets her out of hot water with fair housing. I wouldn't monitor her guests. I used to turn a blind eye to boyfriends/girlfriends who stayed or even moved in. I rented mainly to college students.

You just keep the original tenant on the lease, and if there's a problem, you - or the tenant - can kick out the guest.

Saying you only want one occupant on the lease doesn't mean they can't have guests. And there are plenty people in the world who are single and want to live alone.

I know in NY state we cannot prohibited the immediate family to move in with our tenant. WE only can ask for 5 days "visitors" and, in the event of a family member moving in the dwelling, we have the right to do another lease including the new tenant, if adult. We also have the right to refuse the new tenant IF he/she has a bad credit, or a criminal record.

Good to know, I don't remember reading anything in the fair housing info about family members moving in, I wonder if that's the case in CA, can you up the rent there in NY if that happens?
