No, this stinks..."taking care of disability work"...does this mean running a business out of your rental? "they seem very interested in my unit" the bad ones are always very interested...they are probably being asked to leave some other place.

Having said that, let them apply if they insist...I hope you are charging an application fee for each adult and have minimum standards for credit and other things.

Katie, I've seen this happen...three adults, plus their mom, plus undisclosed number of kids from two brothers ex-girlfriends who would be "staying on weekends." These people were shady as hell, wanted some weird arrangement where they paid three months at a time...I didn't trust them one bit. Luckily they vanished and never applied.

I stopped putting rental signs in the yard after this experience (they came because of the sign).

    Yeah, I never did put signs in the yard...for fear of that very thing.

    I had people approach me because they could see I was renovating a house. Wanting to rent it when it was available. I already knew that game. These are tenants who live in a place for a long time, never clean, never take care of the place...and when it gets really bad they look for a "new" place to start it all again.

    After years of general property rentals (either my own or as property manager for others), I just stopped dealing with that market. Now, I place my NY property listings only in the off-campus housing office at the local university and colleges. Sold everything in MA and WV. In FL, I only rent to a very short list of short term renters (3-4 nights at a time). I could not find decent tenants in FL, and I couldnt sell for any decent price....so I gave up and went into the "hotel" business for people I know.
