Hi, I had some problem tenants during the years lease,and went month to month after the year was up. I served them a notice of nonrenewal on July 21st. My form states any holdover after Aug 21st will be a 200 day charge. These are sneaky tenants who know how to use the system and abuse me and my property ( single woman w 5 jobs here) I dont trust them to get out, should I send eviction papers before the first??? of August, or just serve the Unconditional Quit notice on the 21st of August? State of CT....Nolo landlord law book isnt assuring enough for me

You need to take on a 6th job-----reading up on your state's LL/T laws, and knowing them by heart. Would the 30 days go from the 21st to the 21st,(by your state law) or does it go from the next time the rent is due, say Aug 1. which means they would have to be out by Aug 31. (in Ia. that would have been a 40 day notice to move, by Aug 31.) You cannot send any eviction papers until they have not complied with the notice you sent them. You "may" be able to scare them with your $200/day penalty, if they don't know anything about the LL/T laws. But I doubt your penalty would hold up in court. Most all states have limits on penalties you can charge for that, and I think you are way over that amount. You indicated the Ts know how to use the system. If they know the laws better than you do, you're in a world of hurt. Better take on that 6th job, and start reading.
