Tenants wants to break lease by Arthur Wayne and Anna Hall (FL) on July 30, 2015 @12:45

My tenant who signed a year lease with us on May 8, 2015 notified me yesterday that she is getting married A.S.A.P. and wanted to know how she could break lease. When I asked her if her soon to be husband could move in with her she replied, "No we have a house". Please advise.our E-Mail address is: wayhehall904@comcast.net and our home phone number is: 1-904-779-0125

First thing first, don't put your personal email and phone number up here!!!!!

Second, you need to follow the path of you're lease. In most situations they would have a 2 month buyout! If you don't have such stipulation then there isn't much you can do.

Please do not post your personal email and phone number on a public website.

You have an opportunity to negotiate with your tenant for her exit. What do you need to satisfy you so you will let her leave? Once you figure that out, you can present it to her and see where the negotiation goes from there. Typically she would be responsible for the rent until you get a new tenant, and costs of re-leasing. Or you can negotiate a flat fee for early termination. In some states, you do not have to make any effort to re-lease the property and tenant is responsible for the remaining term of the lease, but that is only in a couple (maybe only one) states.

Is it an amiable tenant-landlord situation? Maybe it just could be fine with you? If you are opposed, then you decide what to do. Maybe your lease covers it already.
