I understand, Katiekate. I am still waiting for the Court's date. The Summons was signed September 30, but no schedule done, yet.
If the date is on the 30th of October - which I have a feeling it will be - T will have 72 hours to stay before moving IF he'll be moving by himself. IF I have to call the Sheriff, this will be 72 more hours and the dwelling will be unrented for another month, December, one of the most difficult month to find a good tenant. The total amount with damages and everything, will go up to the limit of my town small claims.

Yeah...but do not send another 3 day. You void the court proceeding you have already filed. Wait...go to court. Anything else puts you back to square one File in small claims to try to recover the lost rent/damages...etc.

Thank you, Katiekate, this was the point. So I will add all the damages, rent unpaid and others, when I'll go to court. I get the date yesterday, finally: it'll be 10/29. Actually, it'll be so complicated that I am hiring an attorney, and I'll be represented. I made a mistake, I waited too much before sending the pay or quit notice. Ten years LL and still learning.
