3 day notice to vacate by landlady (CO) on November 23, 2015 @15:34

                              
Much to my surprise they really did clean all of their belongings from the house, but did leave a number of items in the backyard which I have not touched. Since the inside is vacant of belongings, I have had the locks changed.

Would you follow through with a formal eviction? I doubt they have the wherewithal to pursue anything legal. They can't even manage to pay rent :/

No. just take pics of whatever is left as they are setting in the yard, and either store them at your place til spring, or get rid of them now. If you store them for a few months and they come to you wanting them back, you can give them to them. Otherwise, you have the pics to show what they are, to a judge if they decide to ever take you to court.

You need to follow your State laws on handling the items left behind by the tenants

Im in Ks and i had a renter up and leave everything in the house, I had to publish a notice of abandoment in our local paper giving him so many days to come up with rent or his stuff will become mine to do with as I please. and i had to clip that out of the paper and send it to his last known address. that was a mess but i did get some nice stuff. lol
