I would rather sell my property at a horrific loss than rent to section 8.

speaking to tenants, can I set a limit on # people living in the house?

We're open to kids - our house is VERY near a great K-4 school and we had kids ourselves there but we don't want more than 4 people living in the house. We had 6 with our first tenant and it was a disaster.

You need to be very careful about accepting advice of this nature from an Internet forum, especially if the information is coming from G. Every state has specific laws about how section 8 housing is handled. Does your state require certification or inspections?

You need to be careful that you aren't discriminating unintentionally by having different criteria for different people. Your requirements for income, credit, & rental history should be spelled out clearly in your application and applied uniformly to all applicants.

Also be very careful regarding limiting the number of people unlawfully. You could be opening yourself up to discrimination based on familial status.

You need to educate yourself on the housing laws of your home state.

Common practice for LLs, and HUD guidelines, is for 2 people per bedroom, so 6 people can be in a 3 bedroom house. And you cannot tell people how to live. So you cannot tell a T they cannot have a 12 yo girl, and a 10 yo boy sleeping in the same bedroom. You cannot impose your beliefs on your Ts. If someone wants to push the issue of you wanting only 4 people in a 3 bedroom home, you could be in trouble with your local or state civil rights people.
