I use prior landlord reference as one of my screening items, but I have difficulty getting consistent results.

Some prior LL's will only confirm dates and rent amounts. Others simply don't return calls. In only a few cases do I get a clear response with a landlord that is talkative and willing to disclose details (good or bad).

What are others' experiences with this? How do I proceed with an applicant who looks good in all ways, but without a clear landlord referral?

I'm guessing there is a lot of concern over word getting back to the tenant and potential lawsuits or retaliation.

I like to be able to get in touch with at lease one prior landlord. If I can do that, and the credit and everything else is acceptable, I go ahead with offering the place to the tenant.

I've been in the business for almost 20 years. In that time, I received maybe 5 reference calls.

#1, #2, #3 - all great tenants. Got an A+ reference from me.

#4 - New LL called AFTER the tenant moved in and turn out to be a problem. Had she called before, I could have told her that would happen.

#5 - Tenant was a problem all the way around. Paid late, complained about everything, played the race card any chance she could get, move in unauthorized people. etc... Gave them all that info. They rented to her anyway. ?!?!?!

When you do call past LL's, sometimes what isn't said is more telling then what is.
