Part Of me says that your father should ACCOMMODATE his long, long, LONG term customer(tenant), by accepting the cash. It's a possibility that the tenant does not know or trust himself, on how to use a check book. The other part of me says the long term tenant should accommodate his long term, 83 year old landlord, by at least getting a cashiers check or money order from wherever he gets his cash from, and send it thru the mails. Is there a possibility that YOU could go to that tenant, and collect the rent, in whatever form, and get it to your dad? It sounds as though this may be a good time for YOU to step up, and inform all the tenants that you will be collecting rent from now on, on behalf of your dad, and let your dad enjoy his retirement years he has left.

I agree with G. You've already become involved enough to ask the internet about the problem, why not assist in the facilitation of rent collection for your dad?

You have a tenant who has always paid, and is willing to pay, albeit with a certain payment method which your father now wants to change. A tenant who wants to pay *is not the problem*. Anything a landlord can do to make it *easier* for tenants to pay the rent means less headaches and less problems.

Collect the cash from the tenant and provide him with a receipt.

Your father needs to be the one informing the tenants regarding who will be collecting the rent. Preferably in writing.

And I recommend that when new tenants are installed that the written agreement specify how the landlord needs to receive the rent. We now use a PO Box so tenants are no longer showing up at my front door.

    Thanks to all respondents. Good food for thought, in particular the PO Box and notification in writing from my father...although he voices concerns, HE still wants to be the one in CONTROL.

      Another thought. I also do not want tenants showing up at my door and make it clear (when they are originally rentingand signing the lease)that they are to mail the rent to me. I just tell them I charge more rent if they want to pay in person.
      Now, you have a different situation with a long term, good, tenant. Good luck.
