It is almost time for my tenants to move out and I noticed one window was full of condensation. Tenant claims he has no clue about it since there was a drape. Online research shows tenant is liable for any condensation issues

A/C system doesn't seem to operate and again tenant claims he hrhinks it was operating properly.

Since tenant did not proactively report issues, which could have caused the issue to worsen (at least in case of condensation), I am wondering if tenant is liable? any reference material or pointers would be much appreciated.

condensation occurs in dual pane windows when they are defective when installed or when the seal between the 2 panes of glass fails in service. Inspect carefully for signs of damage / abuse and if your lease covers ''glass and screens''and tenant damage / abuse is CLEARLY EVIDENT and the length of tenancy / age of window supports excessive w and t / damage then proceed with tenant. NOTE-- you can replace the glass only/////not the whole window ---its a couple of hundred dollars at most. Dual pane window seal failure happens -- more so with cheap windows.....it's part of the business we're in.

AC -- my leases make ME responsible for HVAC equipment and supplying filters / tenant is responsible for filter changes.
your tenant rented the unit based on the HVAC working -- wall unit or central doesn't matter -- no physical damage or abuse evident -- LL job -- again / length of tenancy and age of equipment.

we can't lay EVERYTHING on the tenant

the ''condensation'' you reference as tenant responsibility is the mold and mildew stuff from poor ventilation and housekeeping.
