well,.......you've already opened that can of worms. most ll's paint as necessary at vacancies or at renewal offer time and as worked into renewal rent increases. document your decline tenants no-thank-you FULLY in writing to avoid claims for descrimination,...or more likely ''reduction in services claims''. There's a joke among homeowners that they sell their homes and move when it's time to repaint the interiors,....and it's really not that far off. While you may believe that you're doing the right thing and being a good landlord, investor and property owner,...you're spending a lot of money unneccessirily, making work for yourself and no matter what inconveniencing your tenants, without them asking for or rerally wanting it,...and they ultimately WILL NOT really appreciate it after having to deal with the disruption and inconvenience.

It's not about the tenants really, it's about the landlord taking proper care of his/her investment! The side benefit is to the tenants. When a rental is professionally maintained, the tenants are more prone to take pride in their home and maintain it at a higher degree than a landlord who only occasionally responds about upkeep. It looks like this landlord takes pride in his/her investment, their neighborhood and themselves. This is what professional landlords do, they are proactive! Great tenants appreciate upkeep, bad tenants complain. The landlord now knows who is who among their tenants.

    I totally agree. Being proactive to protect your investment is always the best thing to do. I see so many Mom and Pop landlords who let there properties deteriorate with faded or even peeling exterior paint. I don't understand landlords who let their property deteriorate just because its occupied! Painting both exterior and interior is a good investment and should be done well before it becomes necessary. Nice looking and well maintained properties are what the best tenants look for. Deferred maintenance and needed painting attracts bad tenants. It shows whether the landlord is professional and cares when the property stands out as being well cared for. Its never a waste of time nor money to reinvest in improving ones property.
