Hi, All.
For the second time recently, a tenant has reported a broken refrigerator. Both refrigerators were basically brand new. The first I replaced, but now I'm suspicious. And this one was literally bought right before the current tenants moved in. Seems like each time, the fridge "doesn't get cold enough." Any thoughts about this -- is there a common thing tenants do that break fridges? And any idea who is responsible?

If this is a standard refrig with the freezer on top, go take a look at the freezer to see if it's jam-packed with food. if it is, the T must take out enough food to make it only 3/4 full. the fan in the freezer needs to be able to move the air around and down to the refrig part. if it can't do that, it cant keep the refrig part cool enough.

What brand is the refrig ? I bought a "Haier" brand new 2 years ago, and last week it was not cooling. The app. repairman I sent out, said it had a leak on the compressor line. He said that brand is junk. That losing the coolant happens a lot, and it takes months to get parts for it. I won't buy that brand ever again.

The refrigerator needs to have stuff in it to work efficiently. If it's almost empty have him put jugs of water inside to fill up the space.

You may want to have an electrician check the line voltage to be sure that proper voltage is available to run the compressor correctly. Two refrigerators failing on the same circuit could imply a wiring problem that results in improper cooling.

You supplied the refrigerator, so you are responsible for repair. Unless you have substantial proof that the tenant damaged the refrigerator in someway, you shoulder the cost of repairs.
