My tenants are supposed to move out by the end of this month. They agreed to sign an agreement to vacate and a payment of $10,000 (I already gave them $5,000 when they signed the agreement) What happens if they don't move out by the end of the month? Can I take the agreement to vacate to the police station and have them, remove them of the home? The agreement states that I will take over the possession of the home March 31, 2018. HELP!

Did you mail them a 30 day notice to move? I would never give money to a T without them handing me the key and the property being vacated. I think you will need to give proper notice, and start an eviction process if need be.

NO. Everything you are talking about, are CIVIL matters, not criminal matters. The police will not help you.It all must be handled thru your county court system. Get ahold of your state's Landlord/Tenant laws, and the eviction process laws, or else a lawyer that knows those laws, to help you. Basically, if they do not move, you have a "holdover" tenant, and must give another notice to them on April 1, and probably start eviction procedures then. You must take back possession LEGALLY, if they do not move voluntarily. Do not give them any more money until they are TOTALLY out, including every single possession they have, AND they have given you the keys back.

it's not march 31st yet. what leads you to believe they will not be out as agreed ?? as a general matter, I don't give money to tenants or contractors, up front....why did you ??
