I have a tenant that in the last two months has locked herself out of the house as well as her room 5 times. It is almost always 1 am or later and I will get multiple calls and texts to let her in. Several times she has broken in through the windows. She has broken the screen but should there be any other repercussions than paying for the broken screen?

YES. Either increase her rent by $100, or give her notice to move. Make sure ALL windows are closed and locked overnight, and if you here glass breaking, call the police. (I doubt the police would do anything, but it might give her a good scare.) And if she locks herself out of her room 1 more time, take the lockable handle off, and put on just a closet handle, which cannot be locked. A tenant like that has no business renting from you, if they can't take responsibility for their actions. If they want to act as a child, then treat them as one.

Just an FYI... All of G's comments are only his "opinion", so be sure and do some research first to find out what you legally can and can't do in your state regarding raising the rent and removing locks.
