I agree - I need to change my way of advertisine. There are probably 3 times as many "for rent" houses as when it was previously up for rent.
Also, I agree about the rugs. And, since it's empty - I don't think it shows as well as it could. We'll see if the rugs help and maybe some different curtains.

The house is clean and livable.

I really think a light fixture could give you the biggest bang for your dollar. I do hope you find a tenant soon.

      Jannie - One thing that might help with this pet issue goes like this. Humans are allowed by law a small amount of ware and tear on our property. Animals on the other hand, regardless are allowed none and zero ware and tear. Any animal on our property has been given the privilege to be there for a price. This can be a small price. The price in itself will deter if they can't afford their dog.

      So to help with the animal you need to think what is it this animal will do that is going to cost me money. .Then the next step is to define costs to repair what the dog may damage and have these costs listed in the lease? (this is my idea and plan let me know what you think please.)

      Example would be if your dog digs a hole in the yard or kills grass then you will be responsible for paying a landscaper scheduled by the landlord to repair the damage. If this clause is unreasonable to them then maybe we don't want them.

      These are some ideas I have about the pets because we all love our pets. I paid a lot for my big dog and her big messes in my house. Tenants should have to pay for damage their animal does to the property.

      This next part is funny. In my town the apartment buildings are putting a large welcome sign for even large dogs. There are fees and deposits. ALSO, they take the dogs DNA so if a package is left by the dog the maintenance tests it and the owner is fined $100's and they sign up for this.
