Not sure this is a "situation", but need some ideas before hand.
Long term tenant - 6 years - pays on time - when I accepted them (husband has since passed away) they had 2 small dogs. They were allowed to put up a little fence about 1' tall around the back yard. As of 2 wk ago still 2 small dogs. Today I walk by & see the 2 small dogs & a puppy (that looks like it'll grow into the size of a laborador.
If she is in fact thinking of this dog as a replacement for the one small dog which is older.
I realized I could evict, but with the number of rentals on the market - I don't want to do that.
If this larger dog is a "replacement" dog - what are some ways to handle - I had a "pet deposit" added for damage that might be done by the other dogs.
Do I add a pet rent for this additional dog? And, what happens when the older original dog dies & we're back to 2 dogs.
I'm thinking I should send a letter about this extra dog to let her know I saw it.
I realize it's my property - but I'm not too interested in having a property empty over winter -

Six years,....pays on time,.....

If you've raised rent consistently to where they are currently close to market,...Let this pet issue go.
