The reason I have never put the co-op in his name is they have a rule that states "the prospective owner must have a credit score of 650 plus show an income of $2,300 consistently each month for two years"
He can prove neither! I am truly stuck!
So I am stuck paying $516 a month because it is in my name and my credit would be hurt if I didn't pay the carrying charge, plus $50 late charge.

See my other reply, but yes you can give 30 days notice and then evict him. See you county offices for help filing a proper eviction.
Maybe you should sell it and give half the money to your brother?
