Should I request loss proof of income. Also request if they have applied for unemployment. After all its not just the tenant who will suffer a loss. Landlords will also suffer losses if tenants stop payment of rent. Legally do I have the right to request proof that they have lost salary due to corona virus, either as a result of layoff or illness.

If you have good rapport with your tenants, just ASK them to show you proof of when they are getting laid off. Then WORK with them, on a weekly basis if you have too. As I said, we are ALL going to be hurt in this crisis. Nobody WANTS to be in this crisis, but we are ALL in it, TOGETHER!
Yes, we can all start formal eviction procedures against tenants. But what if an entire State Court System shuts down for 30-90 days ? Some national banks are already delaying foreclosure proceedings for 90 days. WORK with your tenants, just as you may be asking your bank to work with YOU next month.

    Unfortunately, I do not have a good relationship with my current tenant because I have caught her in several lies, so I plan on not renewing her lease, which expires on August 31. I am certain that she is living at least partly on alimony since her divorce in 2017 and is also receiving child support for her 2 sons. This woman had a job that paid $150K a year and a very high credit rating when she came to me in 2016 during the divorce. Shortly after the divorce, she claimed she lost her job because she filed a sexual harassment suit against her employer, but I am very skeptical. I just don't want to be taken advantage of because of the current situation, should she tell me she cannot pay the rent. I think I should at least request proof of unemployment.
