Abandonment

In Florida, there is a rule that if a tenant has abandoned the property, the landlord can take repossession without having to go through the courts. This is my intended action on a particular property. The tenant has removed all her things but one box and has not been seen or heard from for over 18 days.
After I post the notice that I've regained possession of the property, do I need to file anything with the courts? I was thinking of drawing up an order for the judge to grant me possession due to abandonment.

Florida has VERY SPECIFIC abandonment, and death of last known occupant rules that should have been included in your lease.
I believe they are part of TITLE 83 of the Fla statues.
They take this stuff VERY SERIOUSLY,....as they should due to AARP lobbyists and the large elder population there.
Follow the law and you'll be fine.
