I have noticed that some landlords let certain violations go un-noticed. Like grass not cut as often as it should be, or cigarette butt piled outside the front door of the property.
Where do you draw the line on enforcing rules? Do you catch things as soon as possible, or let them slide as no big deal?
I currently have an eviction starting up. That has bigger issues than list above. Some say just turn a blind eye to the smaller stuff to keep the rent flowing coming in. I have tried to just let it go. But I have reached my limit. My BIG MISTAKE was for the first time in my landlord history. I turn this property over to a Property Manager. This company must pick from the bottom of the barrel of Sh-t. To find tenants. I fired the property management company. Now I have the fun job of cleaning up their mess.

I can relate to this. I let things go until the city stepped in. It has cost me a fortune so far. I'm sick to death of cleaning after someone's mistake . Now, it states in the lease that if the "landlord should have to call in someone to mow the lawn that the tenant shall be billed for it".
Another thing that I find irritating is how the landlord is now responsible for unpaid water bills. The tenant pays a water deposit before they can even get the water turned on, so why doesn't the water dept., use that for the final bill?
